L2 Logbook

A building logbook must be provided as part of the Building Regulations Approved Document (L2). It is a legal requirement to maintain this logbook to reflect the building installation.

The purpose of the logbook is to enable energy consumption to be monitored by giving details of the installed plant and controls, method of operation and maintenance requirements (often with cross-reference to the Operation and Maintenance (O&M) manuals).

Most of the documentation will be included within the asset register and O&M manuals, however, additional information is required to satisfy the building regulations:

  • Description of the building, its intended use, purpose and design philosophy
  • Schedule of the building’s energy meters and sub-meters for each fuel, showing their location, identification, description, and usage instructions
  • Design assessment of the carbon emissions generated by the building’s systems, related to comparable benchmarks such as the Energy Consumption Guide 19 ‘Energy Use in Offices’ (ECON 19).
  • Report showing measurements of the air permeability of the building
